An overview of our lead conversion model you’ll be receiving is:
- Organizing leads. If you are a Realtor and your objective to get short sale listings, cross reference leads with “active MLS” listings. Remember, Realtors are precluded from approaching another agents active listings.
- Devise your direct marketing plan based on the marketing material we provide you. Marketing will consist of 3 basic components: 1. Telephone calls, 2. direct mail pieces, 3. personal visits. You will be provided telephone call scripts, direct mail pieces and door to door handouts.
- Homeowner first contact. Quickly diagnose the homeowners situation. Are they behind? Is there negative equity? Is there hardship? (Complete questions are in the training manual). If you are a Realtor, your sole goal is to look out for the best interest of the prospective client. PERIOD.
- Loan modification. Many homeowners are going to want to stay in their home. The only viable way of achieving this is if they receive a loan modification. The short version of determining whether or not they are eligible for a loan modification is by doing a quick cash flow analysis. If there is positive cash flow after receiving a reduced interest rate, in general, they will qualify. Details on how to turn this into a huge profit center without doing any work or exposing yourself to legal liability is provided in our manual.
- Short Sale: If they do not have income to support a loan modification, they are not interested in keeping their home OR they have been denied a loan modification, there home needs to be listed.
